Owner’s Representation Services

GAPS Consulting provides owner’s representation and project advisory services to support clients throughout the lifecycle of their construction projects. Our role is to advocate for the owner’s interests by supporting decision-making, coordinating stakeholders, and monitoring project progress across scope, schedule, and budget. Services are delivered through flexible engagement structures as outlined below.

Pre-Project Consulting

Provide guidance and direction on developing a construction project, including selection of an Architectural or Engineering firm, General Contractor or Vendor, and creation of presentations for stakeholders.

Contractor Management

Ensure Contractor performance meets Owner’s needs. Includes schedule tracking, pay application reviews, and oversight of project meetings.

Fit-Out Management

Oversee Fit-Out activities such as Fixtures, Furniture, Equipment (FFE), IT/AV needs, vendor selection, and procurement planning.

Design Management

Manage the Architect and Engineering team, including technical reviews, adherence to schedules and costs, and participation in project meetings.

Owner Budget and Schedule Management

Create and manage the Owner’s project budget and schedule.
